EIFS (Exterior Insulation and Finish System) cladding, brick veneer

LOCATION
Troutdale, Oregon

SITUATION
The owner asked Western Architectural to find any areas of water intrusion, as well as detect any problems with the EIFS cladding that could shorten the life of the structure’s weather envelope system.

An invasive investigation of the EIFS cladding revealed multiple defects that had caused water instrustion and decay of the underlying wood structure. WA presented these findings to the owner, with a list of recommendations.

SOLUTION
The owner asked WA to put together a cost breakdown of the needed work, which we provided using current market pricing and bids from appropriate repair contractors. This allowed the owner to objectively weigh the costs and risks, and move forward with confidence. Additionally, the cost analysis and inspection reports helped the owner recover the costs of replacing the siding.
