EIFS (Exterior Insulation Finish System) cladding and metal-clad wood windows

LOCATION
West Linn, Oregon

SITUATION
The homeowner was experiencing water intrusion and several leaks in their home when they called Western Architectural (WA). Inspection of the home revealed decay of the wood wall assemblies under the EIFS cladding.

SOLUTION
Western Architectural performed four inspections to locate and identify any areas of water intrusion in the

  • EIFS
  • wall cavities (invasive test)
  • window assemblies

After complete initial and invasive investigations it was determined that total removal of the EIFS cladding was required. During the removal of the EIFS cladding, WA documented additional construction defects that resulted in water damage to the underlying wood structure.

Once the deteriorated wood wall assemblies were repaired, WA continued to conduct site inspections while the new exterior envelope system was installed. This home was re-clad with a staggered lap cedar siding and cultured stone veneer. The homeowner’s attorney used WA’s documentation materials to successfully recover costs incurred to repair the home.
