EIFS (Exterior Insulation and Finish System) cladding and beveled cedar siding

SITUATION
The homeowners called Western Architectual (WA) to inspect their home for moisture damage, as a result of leaking windows and ceiling. We performed an exploratory inspection to assess the current state of the EIFS and cedar siding, which showed enough damage to require an invasive inspection to follow.

SOLUTION
WA identified several instances of moisture intrusion and decay of the wood wall assembly. We also found evidence of sealant failure, improper wall cladding and other envelope weaknesses. WA documented these with technical notes and photographs and delivered comprehensive reports to the homeowners with recommendations for remediation.

These findings led the homeowner to completely remove and replace the EIFS and cedar siding. WA oversaw the siding replacement, which was made up of vertical cedar and cultured stone.
